Position Overview
Under the general direction of the VP of Construction, the Construction Project Superintendent has 
overall responsibility for the planning, organizing, coordination and successful implementation of 
the on- site construction for a multi-family apartment complex renovation in the Louisville area.  
Project scope includes full unit interior rehab including mechanical systems, building envelope 
improvements, and site work including new property amenities.

Core Responsibilities:
Manage overall project schedule and all construction materials.
Direct and coordinate subcontractors.
Oversee performance of all on-site staff.
Formulate punch lists and ensure follow-through to completion of outstanding items.
Prepare contract documents, such as change orders, submittals and RFI’s.
Create look-ahead schedules of all trades in tight construction timelines.
Coordinate with property management staff for logistics.
Conduct survey of newly-vacated units to determine partial and variable scope.
Conduct monthly payment draw meetings with architect and inspectors from other stakeholders.
Plan and conduct safety meetings and ensure compliance with worker safety procedures.
Manage project communications, including daily logs, meetings, tasks, documentation, drawings, 
budgeting, photographs, and quality control.

Desired Skills and Experience

Minimum Qualifications:
5+ years experience managing multi-unit renovation projects.
Current OSHA 10-hour Certificate.
Strong understanding of the construction industry contracting practices and processes.
Ability to effectively coordinate and schedule multiple resources, contractors, stakeholders and 
tasks in a fast-paced environment.
Ability to exercise judgment and discretion and to set priorities to manage competing demands. 
Proficiency in Microsoft Excel, Word, Outlook and Adobe Acrobat.
Excellent communication, organizational and interpersonal skills, both written and verbal.
Understands the Mission, Vision, and Values of the company, and directs work within these guiding 
principles and operational framework.

Desired Qualifications:
B.A./B.S. in Construction Management, Engineering, Business Administration, Architecture, or 
related field.
Experience working for a residential multi-family developer.
Experience with renovation of public/affordable housing.
Proficiency performing trade tasks for training and quality control purposes.
Spanish language proficiency.
